Details

This special property is located just minutes from San Francisco by ferry or the Golden Gate Bridge, yet worlds away from the hustle and bustle of the big city. Two charming houses nestle on the lot between two bucolic winding lanes on Belvedere Island's protected eastern side overlooking the sailboat-studded Belvedere Cove and the sparkling waters of the San Francisco Bay. The homes are perched just above the southern reaches of the renowned San Francisco Yacht Club within walking distance of Belvedere Park and downtown Tiburon's shops, restaurants, movie theatre, waterfront paths, and frequent ferries. Award-winning schools are nearby, as is the picturesque commute to San Francisco via ferry or the Golden Gate Bridge.

A stone gate opens to stairs that wend down the lush hillside from the parking pad on Bayview Avenue to a patio adjacent to the upper house at 254 Bayview. The entrance opens to a gracious foyer and on to a seating area and the spacious living room drenched in sun and views of the Belvedere yacht harbor, the Tiburon hillside, Angel Island, and the East Bay beyond. Opposite the wall of windows is a fireplace, and along one side is a view-filled dining area that opens onto a sunny deck. The updated kitchen is conveniently situated between the front door and the dining area, and features Sub-Zero, Wolf, and Miele appliances. The next level down contains the primary suite with a large view deck and a second en suite bedroom. One more flight down is a third bedroom with its own view deck, attached full bath, and the laundry room. Below this level is a covered patio and a large storage room.

Steps lead from 254 Bayview down the hillside to another patio and the lower house at 256 Bayview Avenue, which has been rented for a number of years. The covered front porch marks the entrance, which opens to the large living room with a fireplace and a full wall of glass framing panoramic views of the Belvedere Cove, Tiburon ridge, Angel Island, and the East Bay. The living room borders the dining room, the kitchen, a full bath, and the laundry room. At the far corner of the living room is a spiral staircase that leads down to three bedrooms, including a large primary suite with a fireplace and a sitting area overlooking the view, two full baths, a bonus room, and a covered patio.

The garden path continues from the lower house down to Beach Road and the southern end of the San Francisco Yacht Club compound. Belvedere Park is a short stroll away, as is downtown Tiburon’s village center. This unique property offers a tremendous opportunity to enjoy all that life on the Tiburon peninsula has to offer, and rental income, as well.

With waterfront vistas that rival the Côte d'Azur, Belvedere is one of Marin and the Bay Area's most exclusive enclaves. This tiny city of 2,200 residents is located on two former islands and a series of causeways within a private lagoon lined with waterfront homes. Waterfront activities are the reason many people move to the Belvedere, and Belvedere Lagoon residents enjoy kayaking, stand up paddle boarding, sailing, and swimming year-round.

The world-famous San Francisco Yacht Club calls Belvedere home. Outdoor concerts are held in Belvedere Park throughout the summer, and Belvedere Playground is a popular spot for the young. Belvedere shares tony shops, restaurants, frequent ferries to San Francisco, and municipal resources with neighboring Tiburon. The recently expanded Belvedere Tiburon Library hosts many programs a year for all ages, and serves as the community's cultural center.

Belvedere students attend the outstanding public schools in neighboring Tiburon, rated among the best in the state. Reed Union School District covers grades Kindergarten through 8th. High schoolers primarily attend Redwood High School, but are able to access the other schools in the Tamalpais Union High School District.
